Standard Features

Exterior Features

• Quality brick on exterior elevations, as per plan, with stone accents, as per plan.
• Prefinished, maintenance-free, quality siding (width of siding determined by Vendor – approximately 4” to 7” wide), soffits, fascia and eavestroughs as per elevation.
• To maintain an aesthetically pleasing streetscape the Vendor reserves the right to require specific features on the exterior of the home (e.g. stone in lieu of brick).
• Maintenance-free, prefinished, vinyl casement windows (on main level) with coloured exterior window frames and grilles (on some windows), with screens on operable windows. If applicable, two windows (not transoms) in the master bedroom, great room, and second bedroom will be operable. All glazing areas are subject to requirements of the Ontario Building Code (OBC).   In the event the glazing does not meet the requirements of the OBC the Vendor reserves the right to change window and door sizes to comply with OBC requirements and the Purchaser agrees to pay for the changes (if applicable).
• Three 36”x24” sliding basement windows with white exterior frames. All glazing areas are subject to the requirements of the Ontario Building Code (OBC). 
• The OBC has requirements for the amount of glazing required for a bedroom that is finished in a basement – these requirements may mean there must be more than one window in a finished basement bedroom.
• Encore series cranks on all casement windows that open.
• Front entry door to be fiberglass grade (painted), complete with grip set.  Other hinged entry doors to be painted fiberglass insulated entry doors with high-quality weather stripping.
• Mailbox supplied and installed near front door of house.
• Decorative house number stone supplied and installed – Vendor selects the house number stone location.
• Lifetime architectural asphalt shingles – shingle warranty as per manufacturer’s specifications.
• Each unit complete with landscaped gardens as per landscape plan and irrigation system as per irrigation plan.
• Unit graded to the requirements of the municipality (City, Town), fully sodded front and rear (including boulevards) except areas with trees, shrubs and general shrub ground cover.  Final grading and sod installation schedule is as follows: homes that close Jan 1 - Jul 15 will be completed by Oct 31 of the same year, homes that close Jul 16 - Dec 31 will be completed by Jul 31 of the following year.
• Paver stone driveway and walkway (from driveway to front porch steps) with cast in place concrete steps on front porch - paver stone driveway and walkway installed by July 31st of the year following the closing date.
• Decorative garage door – insulated, with windows, prefinished colour (low maintenance).
• Reinforced poured concrete front porch, as per model type, with square shaped PVC posts (painted – low maintenance), on stone or brick post pad, as per plan.  Concrete porches may or may not have a saw cut(s) to allow for expansion.  All saw cuts, including location, are at Vendor’s discretion.
• Rear concrete porches with roof over, as per plan, with square full height PVC posts (painted – low maintenance) and maintenance free railing & spindles around porch and down stairs (railing only installed beside stairs if required by OBC).  Size and location of rear concrete porch is as per plan.
• All units that require one or two steps from the rear porch top to the final grade (as determined by the approved unit grading plan) will have grey manufactured stone ‘Ready Steps’ installed and there will not be a railing installed beside the steps – the bottom step will be installed in a bed of stone.
• All units that require more than two steps from the rear porch top to the final grade (as determined by the approved unit grading plan) will have designer series Sienna Micro Pro wood steps installed with the maintenance free railing & spindles system on both sides of the steps – the bottom of the steps will be installed on two patio stones.
• Railings may or may not be installed prior to the closing date.  In the event the railing is not installed prior to the closing date, and a railing is required to obtain an Occupancy Certificate, the door leading onto the rear porch will be temporarily barricaded until the railing is installed.

Structural Features

• Basement floor to be poured concrete over stone.
• Garage floor, as per plan, poured concrete over compacted granular material complete with saw cut(s) for expansion.  Garage walls and garage ceiling insulated.
• Poured concrete foundation walls complete with damp proofing and drainage membrane installed on poured concrete footings and foundation collector drains (where applicable).
• Foundation to be parged from grade to brick line. 
• Floor joists as per O.B.C requirements and supporting beams and/or bearing walls as per model type with 3/4" engineered floor sheathing, nailed and screwed to joists.
• 7/16” engineered roof sheathing on engineered roof trusses.
• 2” x 6” @ 16” o.c. exterior walls with R5 insulated sheathing and R20 batt insulation in walls.
• Continuous interior air barrier on all floor belts, wall headers & wall assemblies; sealed electrical boxes on all exterior walls; acoustical sealant of air/vapour barrier at all joints and openings.
• R50 blown-in insulation in attic and R50 insulation in sloped areas.
• Exterior basement walls framed with 2” X 6”’s (where required) @ 24” o.c. insulated with full height R20 batts and 6 mil poly with a moisture barrier.
•  R35 spray foam insulation in floors over unheated space.
• ½” Drywall throughout interior finished areas, nailed and screwed to structural lumber.
• Drywall on garage walls and ceiling with paint – Vendor to select paint colour for garage.
• The Vendor, if required by the municipality the house is being constructed in, will install a soil gas mitigation system that is in compliance with the requirements of the Ontario Building Code.  The Vendor will not install a soil gas mitigation system if the municipality the house is being constructed in does not require it.  All aspects of the soil gas mitigation system, including but not limited to the design, the location, and the technical specifications are determined at the sole discretion of the Vendor.
• Stair treads as per plan (main floor to basement) are carpeted and meet OBC requirements – some plans treads are approximately 10” to 11.5” deep.

Interior Features

• Kitchen cabinets, and bathroom vanity(ies), selected from Vendor’s samples as per plan & model type.
• Kitchen cabinets include 1 bank of pots and pans drawers (1 bank = 2 drawers), location selected at cabinetry selection meeting.
• Flooring selections to be chosen from Vendor’s samples (vinyl tile flooring in foyer, the bathroom(s), kitchen, one eating area, and back entry, - Vendor reserves the right to determine location of all flooring transition locations) all other flooring to be carpet including the stairs where applicable).
• In making colour and material selections and upgrades the Purchaser acknowledges being advised that ceramic tile, vinyl flooring and carpeting are subject to pattern, shade and colour variations, and that hardwood flooring is subject to natural variations in colour and grain.  Furthermore, hardwood flooring is made of a natural material which is subject to natural shrinkage and expansion and the Purchaser will not hold the Vendor responsible for normal shrinkage and expansion.  The Purchaser further acknowledges being advised that the installation of a humidifier where hardwood flooring is installed is recommended.
•  4" baseboard and 2 5/8" casing for painting throughout (trim may vary in width by 1/8”).
• Interior doors to be 2 panel (hinged) for paint with lever hardware (baths and master to have privacy locks).
• Closets to have wire shelving as per plan.
• 8’ Ceilings with some vaulted and/or trayed ceilings as per model and plan, where applicable.
• Trayed ceilings in foyer as per the plan with 6” crown molding – crown location selected by Vendor.
• Railings and newels to be oak with painted spindles as per plan, all railings to be mounted on oak nosings.
• California stipple ceilings in the entire home, except the bathroom(s) and laundry.
• Home completely painted with latex paint. Purchaser's choice of three light colours.  Dark colours are available at an additional charge.  Interior trim and doors are painted with white latex paint.
• Mirror(s) installed over bathroom vanity(ies), 36" high and full width of vanity, (oval cut mirror installed over pedestal basins, if applicable).

Plumbing – Bathroom(s), Kitchen, Laundry, and Other

• One-piece acrylic 5’ tub/shower(s) and/or 4’ showers (white) including cap, complete with pressure-balance faucet (chrome) and shower curtain rod, as per plan, where applicable.
• Ensuite to have 4’ or 5’ acrylic shower, as per plan.
• Pot light in ensuite shower.
• China basin(s) (white) complete with lever style faucet (chrome).
• Toilet (white) with lined tank. All main floor toilets (ensuite, mn bath, pwdr) to be comfort height elongated.
• Stainless steel double kitchen sink with ledge back and single lever deck faucet (chrome).
• Built-in dishwasher (white or black) supplied and installed.
• Connections provided for Purchaser's washer and electric dryer complete with single laundry tub installed, as per plan and model type.  Exterior vent provided for dryer exhaust. The bottom of the oatey box (if applicable) will be installed approximately 42 to 44” above the subfloor.
• Rough-in for 3-piece bath in basement, as per plan, where applicable
• The Purchaser acknowledges that the power-vent gas water heater (“water heater”) to be installed by the Vendor meets the Ontario Building Code requirements and is supplied by a third party on a rental basis and agrees, on closing, to assume the Vendor’s obligations with respect to the water heater in accordance with the third party’s then standard terms and conditions and at the third party’s then standard rental rates and hereby acknowledges the third party’s title and ownership of the water heater.  This obligation shall survive the closing of the transaction.
• At least two tubs/showers connected to Drainwater Heat Recovery coil (unless only one tub and/or shower)
• Sealed sump pit & pump installed, discharged to storm sewer.
• Back flow valve (where required) installed on sanitary line.
• Water meter installed but supplied by municipality.
• Two exterior frost free water taps installed.
  

Electrical

• The Purchaser will have an opportunity to review the location of lights, switches, phone and T.V. outlets at an electrical plan review meeting.
• Forced air, high-efficiency gas furnace (96% AFUE two-stage) with digital programmable thermostat. Vendor to install a furnace that is sized to meet the requirements of the O.B.C and official HVAC plan. The Purchaser and Vendor do not determine the size of the furnace – the O.B.C and official HVAC plan do.
• Central air conditioning supplied and installed as per the HVAC plan.
• Simplified HRV (min. 75% efficient). Optional outlets can be added for additional cost.
• $700 allowance for pot lights – locations determined at electrical plan reviews.
• Pot lights on exterior as per plan (where applicable).
• Natural gas fireplace as per plan (where applicable) with surround, mantel & hearth as per Vendor’s selections.
• Prewired and jacks installed for a combined total of 6 cable televisions and/or telephones.
• Minimum 100-amp circuit breaker panel with copper wiring throughout.
• Kitchen exhaust hood, door chime kit, kitchen valance lights (under upper cabinets), unfinished basement & interior garage light fixtures supplied and installed by Vendor.  Exterior pot lights and light fixtures supplied and installed by Vendor, as per plan where applicable.
• Heavy duty stove receptacle and dedicated outlet for refrigerator and microwave, all kitchen outlets are split receptacles.
• Quality light fixtures provided. Purchaser’s choice from applicable allowance and Vendor’s supplier.
• Exhaust fans vented to exterior in the bathroom(s).
• Two exterior weatherproof electrical receptacles with ground fault breaker feature.
• Rough-in for future security system. 
• Decora style switches and standard style plugs, all in white.
• Rough-in for central vacuum system (pipe and low voltage wiring is roughed in to unfinished basement area).
• Smoke and Carbon Monoxide alarms installed as per the requirements of the Ontario Building Code.
• An automatic garage door opener is included with two remote controls, and one keyless entry pad.  

Other

• Change Orders: The foregoing specifications supersede any verbal discussions that the Purchaser may have had with the Vendor prior to execution of this agreement.  Furthermore, any subsequent alterations to the plan and/or specifications must be in the form of a written change order, signed by both the Purchaser and Vendor.
• Satellite TV Wires: The Vendor does not install “rough in” wires for satellite dishes (e.g. attic to elec. panel).
• Bulkheads: The Purchaser acknowledges the home may include bulkheads and boxed out walls to accommodate and/or conceal plumbing and mechanical systems.  These bulkheads and boxed out walls will vary from home to home and the Vendor reserves the right to install bulkheads and boxed out walls as required.  Furthermore, the finishing detail and location of the bulkheads is at the sole discretion of the Vendor.
• Warranty: The Purchaser receives substantial warranty protection as set out by the Tarion Warranty Program (in accordance with the Ontario New Home Warranty Act).  Under the plan, the Vendor warrants that the house will be free of defects in workmanship and materials for a period of one year.  There is a two-year warranty with respect to electrical, plumbing, heating systems, cladding, caulking, windows, and doors, and the building envelope (all parts of the structure that contain the living space is free of water penetration).  The Vendor warrants for two years that the basement remains free of water penetration through the foundation.  The Purchaser is protected for seven years against major structural defects with the Tarion Warranty Program.
• Rebates: Prices include the HST with the rebates assigned to the builder. When the pre-tax sales price exceeds $350,000 the Federal New Housing Rebate is reduced. When the pre-tax sales price exceeds $400,000 the Provincial New House rebate is capped at $24,000. This note is to inform the Purchaser that when an item is added to the house after the agreement is signed that increases the pre-tax sales price the Federal and Provincial Housing rebates will be adjusted and the exact amount the rebate is adjusted will be determined after all selections are finalized and the total rebate will be known at the time the final closing documents are signed at the Purchaser’s lawyer’s office (typically about 2 weeks prior to closing date).
• Glass Area: The Ontario Building Code limits the amount of glass (glazing area) in all houses – should the amount of glass area in the house exceed the limit set by the OBC some windows and doors will either have to be removed or changed to a smaller size to ensure the OBC requirement is met – the amount of glass area is calculated at the working drawing review stage.
• Pocket Doors: Pocket doors have moving parts – these moving parts will change as time passes and cause the pocket door to rub against the wall of the pocket and operate in a rough manner – these items are not warranted by the Vendor – where possible the Vendor installs a double wall (reduces floor space) to ensure the walls around the pocket door are secure.
• Vanity & Cabinet Sizes: All cabinet sizes shown on plans are approximate and subject to change – final cabinet sizes are determined at the cabinetry selection meeting.
• Allowances: All allowance amounts noted in Schedule “C” include HST and are not exact prices – exact prices will be provided once a final decision on the product is determined – allowance figures are based on the experience of supplying and installing these products (e.g. a typical ceramic backsplash is $1,200).
• Appliances: The Purchaser will need to select all their appliances by the appliance selection date which is typically within two weeks of reaching a firm agreement with Hayhoe Homes - the cabinetry supplier will need to know exact dimensions of appliances in order to produce cabinetry that fits with Purchaser's appliances - failing to select appliances within 2 weeks of firm agreement may result in appliances not fitting in cabinetry spaces provided and/or industry standard opening sizes being installed.
• Window Wells: Amount of exposed metal window well (if applicable) seen through any size of basement window is determined by the Engineer's lot grading plan and not by the Vendor - metal window wells (if applicable) have to be installed by the Vendor in order to obtain a grading certificate.
• Front Door: The Purchaser will need to have selected the front door and glass style within 10 days of reaching a firm agreement - failing to select a front door style within 10 days of firm agreement will result in the standard front door being installed.
• Product Selections: During the sales process many products are on display in Presentation Centres and other houses – the Vendor cannot guarantee that all the same products will still be available at the time selections are made (suppliers can discontinue products without notification). All selections are to be from Vendor’s samples.  In the event a selection(s) or detail(s) is in contravention of the Ontario Building Code the Ontario Building Code takes precedence.
• Variations in Products: All products are subject to variations in colour, texture, and other esthetic traits of the product.  For example, red brick A installed at 123 Apple Street may look different then red brick A installed at 789 Orange Street - there are acceptable variation tolerances in each product and the Vendor cannot guarantee that products will be exactly the same from house to house. The Vendor reserves the right to substitute a comparable, alternative product for any of the products and/or materials included in the construction of the home without the express permission of the Purchaser.
• Hard Surface Counter Tops: Pricing for hard surface counter tops can move depending upon the 'grade' of hard surface counter top selected (e.g.: group 1 granite vs. group 4 granite).
• 8’-4” Tall Foundation Walls: Adding 8’-4” tall foundation walls may result in a railing being added to the porch(s) at the Purchasers expense.
• Exterior Railings: Adding exterior railings to a porch (or deck) may result in alterations having to be made to the house to accommodate properly securing the railings.  An example of an alteration would be raising the height of a masonry post pad and raising a masonry post pad may result in a change to the size, style, & shape of the PVC post on the masonry post.
• Interior Vaulted Ceilings: Interior vaulted ceilings may have to be adjusted or removed from a house if there is not adequate attic space for insulation due to the pitch of the roof on the exterior.
• Flush Entry: A cold room cannot be added to a house with flush entry.  Flush entry is not available on all lots. 
• Flush Porch Concrete Porch Tops: Flush concrete porch tops cannot be added to a house with 8’-4” tall foundation walls.
• All appliances not included in the agreement of purchase and sale are considered to have an electric fuel source and be free-standing (not built-in or slide-in) and the Purchaser is responsible to pay all fees associated with purchase of, delivery of, connection of, and installation of all appliances after the closing date.
