Home Building Process
1. Choosing a BuilderChoosing a builder is a significant step in the new home buying process. Here are some things you may want to consider: • Ask the builder for references and talk to other customers about the builder’s performance. • Visit communities that the builder has participated in to see their work first hand. • Contact the New Home Warranty program for the area. • Inquire as to whether the builder is a registered member of any local homebuilders associations or organizations. 2. Determining what home is right for you
When looking for a new home plan, take time to explore all of your options, ask questions of the builder’s sales representatives and visit as many presentation centres and model homes as possible looking for ideas and features you may want to incorporate into your new home. 3. Determining the cost of your new home It is important to have a ‘wish list’ of items that you would like for your new home to help provide some direction for you in your search. However, we encourage you to keep an open mind as the builder’s sales representative may be able to suggest features which you may not have considered. At Hayhoe Homes pricing is available at all of our presentation centres. 4. Agreement of Purchase and Sale After selecting a floor plan, deciding upon potential features and upgrades and securing financing, you can proceed to signing an Agreement of Purchase and Sale (APS). This document, which is prepared by your sales representative and reviewed with you at a scheduled appointment, is your sales receipt, outlining every aspect of your purchase. The document will include the terms which both you and the builder have agreed upon. 5. Working Drawing Review At this meeting, the customer and sales representative review the blueprints for the home to be built. These drawings are reviewed to ensure that all aspects of the home are correct and in accordance with the APS. 6. Selections With the assistance of our design consultants, new home buyers are asked to make selections to determine both the interior and exterior of their new homes. The Hayhoe Homes Selection Studio is a great place to start considering your options and gathering inspiration. As the selection process is taking place, the construction of your new home begins. This exciting process unfolds over a period of 4 to 6 months and ends with you moving into a beautiful new home! 7. Electrical Plan Review At this meeting, customers, the design consultant and the project facilitator review the electrical layout of the home to ensure that aspects such as light switches and cable outlets are in a feasible and desired location. 8. Construction As your new home progresses through the construction process, the entire Hayhoe Homes team will work to ensure that your new home is built with the same superior quality and craftsmanship found in our presentation centres. 9. Pre-Delivery Orientation(PDO) During the PDO, which takes place approximately one week prior to closing, you will meet to walk through your new home with a representative from Hayhoe Homes. Together, you will record the items that you find unfinished or needing repair. At the completion of the PDO, you will be asked to sign the form and we will give a copy of this form to you, Tarion and keep a record in our files. At the PDO you will also be asked to sign a Certificate of Completion and Possession (CCP), listing your homes Tarion enrollment number and date of possession. Upon completion of the PDI and CCP your new home is officially enrolled in Tarion’s New Home Warranty program. Closing & Move In The time has finally come to close on your new home and officially make it your own. This is often a very busy and exciting time. Hayhoe Homes will provide you with a guide to your new home and encourage you to take a look at the contents and ask questions about anything that may be unclear.
